The Tax Assessor’s Office is responsible for assigning the fair market value to all real estate as of the date of assessment. Per Rhode Island General Law, the Town is currently required to revaluate property assessments once every three years. This, in essence, locks in your property assessment for a three year period unless changes are made to your property such as adding additional living space, a new deck, remodeling, etc. Therefore, the date of assessment is December 31st in the year of any property assessment revaluation. Current assessments are based on a 12/31/2008 market value.
Information regarding the 2011 Full Property Revaluation
On November 22nd, the Town Council awarded the revaluation contract to Certified Revaluation Company (CRC) of Rhode Island.
Residents were notified by brochure the day that a revaluation representative would visit their property. As of April 15th, all properties have been visited and you should have received your preliminary 2012 tax assessment notice. There was an opportunity to schedule an informal hearing with the company if you felt the estimated market value was incorrect. These hearings lasted approximately three weeks and the revaluation company is currently reviewing all data to finalize the 2012 values. If you had a hearing with CRC, you will receive an additional notice alerting you to any changes (if any) that they made.
Anyone having any questions regarding their assessment or the revaluation process in general should contact the Tax Assessor's Office at the number listed above.
Please note that the 2012 tax rate will be established by May 25th.
